  • Poinciana property on track for road and rail boost

    Major road and rail improvements in central Florida are on track to help boost prices of real estate in Poinciana, one of the state’s fastest-growing areas.

    In the middle of 2015, the first phase of the new $150milion Poinciana Parkway toll road, which is already 30% completed and is on time and budget, is set to open. The second phase is due to be completed in November 2016.

    The 9.6-mile two-lane toll road will create a direct route from Poinciana to the busy I-4 corridor, significantly reducing travel time.

    In addition, the SunRail commuter system in Orlando opened in May this year and currently has 12 stations over 31 miles connecting Volusia County and Orange County through Downtown Orlando.

    The Phase 2 extensions will add a northern terminus at DeLand and four more stations southward, terminating at Poinciana and almost halving travel time to Orlando from 35-20 minutes.

    The new transport links are set to increase buyer interest in the Tuscany Preserve at Lake Marion luxury real estate development, close to the proposed SunRail terminus, in Poinciana, south west of Kissimmee, from leading Florida developer and agent, Feltrim Group, of which Century 21 Team Feltrim is a member.

    Tuscany Preserve at Lake Marion is a gated community of 500 quality villas, townhomes, and single family homes, which offers excellent value for domestic and overseas property buyers, says top Florida developer, Feltrim Group.

    Parma, 900 square feet, two-bed /two-bath single-storey villas start at $154,000, Pisa 1450 square feet three-bed, two and a half bath, town homes, start at $182,400 and Lucca four-bed, two and a half bath, 1,901 square foot townhomes begin at $212,400.

    The project, which is in a conservation area with a natural forest setting and runs along the shores of the 2,990-acre freshwater Lake Marion, includes clubhouse with a gym, tennis courts, basketball courts, and a swimming pool with children’s play area.

  • Record Orlando visitor numbers set to soar further

    International passengers at Orlando International Airport, in Florida, USA, have taken off in the summer – and are set to soar further in future thanks to a $1.1billion expansion.

    Increases in seat capacity led to an overall rise in visitor numbers to an average of 4.2% in August – with international passenger increased reaching double-digit growth and outpacing domestic increases by more than seven-fold.

    Frank Kruppenbacher, Chairman of the Greater Orlando Aviation Authority, explains, “International traffic numbers rose by double-digits each month in June, July and August which means nearly 1.2 million international passengers have travelled through Orlando International during the summer.”

    There were more than 41,000 extra seats from airlines including United, Frontier, Thomas Cook, JetBlue and Virgin Atlantic.

    In August, international traffic climbed 17.57% to 425,315 passengers and domestic traffic by 2.27% to 2.6million travellers. Combined overall traffic was up 4.18% in August to more than 3million passengers.

    Year-to-date passenger numbers at Orlando International Airport have increased 1.57% to around 24.4million.

    Orlando International Airport attracts around 35million passengers a year and is the second busiest airport in Florida and 14th busiest in the United States.

    And thanks to $1.1billion expansion scheme, Orlando International Airport is set to welcome up to 45 million travellers a year by 2020.

    The airport expansion scheme includes $470million to upgrade the people mover system and provide a 3,500-space garage, $120million on a new south terminal and $114million to improve the flow of international traffic.

    Greater Orlando Aviation Authority Executive Director Phil Brown says the expansion plan is long overdue. “Orlando International Airport, designed to handle 24 million passengers a year, witnessed a passenger count of 35 million in 2012.”

  • Florida being marketed as global medical tourism destination

    Florida is famous for its world-class theme parks, but now it is being promoted as a leading global
    medical tourism destination.

    The Sunshine State’s tourism marketing body, Visit Florida has announced a new $2.5million grant program to help state businesses promote themselves to potential patients around the world.

    One Orlando hospital, UF Health Cancer Center – Orlando Health, is making news for its lymphedema treatment, amongst other breakthroughs, which is sought by both domestic and international patents.

    Patient Amy Caterina came to Orlando from her home in San Diego to undergo the vascular lymph node transfer (VLNTx) procedure, which involves removing healthy lymph nodes from one part of the body and transplanting them into the diseased area.

    Richard Klein, MD, Section Chief of the Plastic and Reconstructive Surgery Center at the UF Health Cancer Center – Orlando Health, says, “When we do that, quite often new lymphatics will grow in the surrounding tissue and restore function of the lymph system.

    “It’s been a life-changer for a lot of our patients. Basically, they’re almost back to normal and don’t even realize that they’ve ever had lymphedema. It’s just amazing.

    “There are very few places that are offering this type of comprehensive approach to lymphedema, so more and more people are flying into Orlando for this operation. In fact, we’ve been performing this surgery just over a year now, and in that time we’ve already consulted with patients from 22 different states about it.”

    Patients are increasingly inquiring about the procedure. “From social media to the internet, they’re finding us in a variety of ways. I think we’re going to become more and more known for this type of procedure and we hope people are going to fly in from, not only around the country, but from around the world as well.”

    Miami-Dade County’s Jackson Health System serves an average of 2,500 international patients a year, says Sonia Valdez, marketing manager for the public hospital network’s international department.

    It averages $78.3million in gross charges each year from international payments, and the program even includes an exclusive 2,000-square-foot room at Jackson Memorial Hospital, designed to look like an upscale airport lounge.

    For Florida’s growing population and visitor numbers, including many retirees, health care is an increasingly important factor, says Garrett Kenny, Chief Executive Office of agent and developer, the Feltrim Group.

    “Florida hospitals have some of the best healthcare in the world and it is an important factor for many people buying holiday homes, retirement property and for those renting property.”

    You can’t get much closer to medical care than one Florida development being marketed by Feltrim International. Park Lake at Parsons, Brandon, which includes one-bedroom condos from $56,995 (£35,725), is across the street from Brandon Regional Hospital.

    Other developments, Eagle Creek and Water Edge, are at Lake Nona, Florida, which contains a medical university, children’s hospital and future Veterans Affairs (VA) facilities.

    With such healthcare facilities, Florida is keen to tell more people around the world about its pioneering healthcare and has launched the grant scheme to help.

    It consists of two matched funding grants, one for medical tourism destination promotion and a second for medical meetings and training promotion. The closing date for applications is Monday 8 December.

    It is hoped the grants will boost awareness of existing medical tourism services and attract more health professionals to host conferences and training programs in Florida.

  • Frozen World ride adds to ‘cool’ Florida attractions

    The ‘cool’ blockbuster movie Frozen is set to be brought to life and become a f-f-fantastic hit in Disney’s Epcot theme park, Florida.

    The new Frozen World ride, which is sure to feature the favourite characters, Elsa, Anna, Kristoff and snowman Olaf, from Disney’s hit film, is coming to the Norway pavilion, Disney has announced.

    Exact details of Frozen World, which is replacing Maelstrom, the Norwegian-themed boat ride that closed in October, are yet to be revealed, but industry experts predict it should be ready by early 2016.

    Tom Staggs, Chairman, Walt Disney Parks and Resorts, explains on the Disney Parks blog, “The new attraction, which replaces Maelstrom, will take our guests to Arendelle and immerse them in many of their favorite moments and music from the film.

    The pavilion will also include a royal greeting location where Anna and Elsa can meet our guests. We think these Frozen elements are great complements to the Norway Pavilion, which showcases the country and region that inspired the film.”

    Epcot attracted 11.2million guests in 2013, according to Themed Entertainment Association, which means it is Florida’s second most popular theme park after Disney’s Magic Kingdom.

    Big news as Century 21 Team Feltrim expands its property management division


    To manage the surge in C21 Team Feltrim’s property management client base, C21 has appointed Taisha Cintron as property manager in charge of long term rentals and her assistant Kelly Woods. C21 are very happy to welcome both Taisha and Kelly into their property management roles at C21.

    Taisha has been extremely successful in Property Management; recently she took on a new property for management in the Dr. Philips, FL area.  The property was only on the market for one week. C21 has fully leased the property and moved a new renter in. Taisha ensured that both parties were extremely satisfied with the services provided by C21.

    Our Property Management division are specialist in complete refurbishments. Our process starts after an old tenant moves out, we then get the property ready for re-renting. We paint, decorate, install new carpet and provide interior decoration services. All these services are done in house by our maintenance staff.

    Taisha told us that she was extremely happy and that her main goal is as property manager, to have a happy client and a happy tenant.     Mickey Mouse celebrates his 82nd birthday today.  Mickey Mouse is Walt Disney’s most famous creation to this date.  The iconic cartoon first appeared on November 18, 1926. In Mickey’s first appearance he did not speak, in fact he only spoke his first words in “The Karnival Kid” in 1929.
